When you list your home with me, you will be provided with a free UA Durr seller's home warranty.

Commission- The normal commission on a listing is 6%, however for vairous reasons and situations, that I am negotaible on that amount. One deal that I always offer is that if I act as a dual agent (represent the purchaser, as well), I will reduce the commission by 1%. This way, if you, the seller, happen to come across a buyer and put them in touch with me, you can save 1%.

Pricing- Ultimately, the listing price of your property is your choice, however, I will do a comparative market analysis using similar properties that have sold, to guide you in determining the fair market value. For a free market analysis on your home, click here.

Marketing- MLS is the most important part of the marketing that I offer. By listing your property in this data based, it essentially puts the 3,000 agents in the Greater Baton Rouge Area to work for you. It allows each of them to produce potential buyers for you property. Roughly 80% of property sold in the area is sold through MLS.
Aside from MLS, you property will be marketed on numerous websites, including www.re-finder.com, www.realtor.com, www.gbrar.com, www.MattNoel.com, www.coldwellbanker.com, www.trulia.com (as well as all of the other real estate company websites that allow you to search MLS).
I can also run ads in various print media such as The Advocate and The Real Estate Finder.
Of course, a sign will be place on sight to market to passing traffic. -
Security- All potential purchasers that view your home will be accompanied by a licensed real estate agent. A lockbox will be placed on your door that can only be accessed by Realtors. The showing will be logged in my office when the agent calls to make the appontment.

Documentation- I will assure your understanding of all necessary documentation throughout the transaction including listing agreement, purchase agreement, propery disclosure document, inspection repairs request contingency removal, as is/ waiver of redhibition, HUD, etc..
